What a custom cottage build involves

Design, permit drawings and construction, from an empty lot to a finished building. The design stage does the heavy lifting: siting the building against grade and setbacks, positioning it for winter sun and summer shade, planning the driveway on a slope that has to be usable in February, and locating the septic bed and well far enough apart to satisfy the health unit. Only once those are fixed does the floor plan become a real drawing.

What a rural lot adds

Three things a serviced urban lot never asks for. A private well and a septic system, both permitted separately and both constraining where the building can sit. Shallow bedrock in parts of the valley, which turns an assumed excavation cost into a variable one until the ground is opened. And a construction season shortened at both ends by access — concrete and framing want the warm months, so a build that starts late loses a full year rather than a few weeks.
